This was a very unique development project in that the site had topo elevations changes
in excess of 70 feet. We were challenged every step of the way, from the weather,
environmental regulators, blasting and D.O.T. all helped make our job more difficult. The
property had to be rezoned to commercial.
Originally bid at $400,000, the site work and D.O.T. ended up being over $758,000. Over
130,000 yards of dirt had to be moved off-site. A City street had to be built off the
State Hwy to get to the Post Office. Because of some rule unknown to just about everyone,
the City Street had to be built to D.O.T. specifications, nearly tripling the original
estimate.
The rent originally estimated at $299,000 per year was increased to $399,000. For many
Architects and Engineers with years of Postal experience this was the most difficult
project they had ever been associated with.
Arris Construction was the Contractor on the job that started in July 1999 and was
completed May, 2000, ahead of schedule. No added costs were attributed to the building,
which was solely the responsibility of Arris.
As you can see from the photographs, this most unique post office has one of the best
views of any post office in the southeast.
