| Dear
Postal Lessor:
Consulting Services For Post Office
Owners

I am writing to you, because the lease you
have with the Postal Service has or will expire within the next twenty-four (24) months.
This is when your post office appears on the Real Estate Specialists expiring lease
report.
As a Post Office owner, you may have already
begun to feel the frustration of dealing with such a large bureaucracy. Whether bidding a
New Construction Leased project, negotiating a rental rate or new lease terms, most
Lessors are unaware of their options. As an outsider you often accept what you are told
with respect to "we cant do that, its against Postal Policy or you must
reduce the rent, or we will have to move". Whatever the case, knowledge is the key
to all successful negotiations.
My name is Chuck Baker former USPS Real
Estate Specialist and Manager of Architectural Barriers Compliance Program, Headquarters
Facilities Office. I am writing to inform you that after 12 years, I have left the Postal
Service to form ParSell Development Corp. We specialize in Post Office issues and
Consulting Services. Our staff is comprised of former Real Estate Specialists, Contracting
Officers and Postal Attorneys.
The Postal Service is currently undergoing a
change in both operations and in management that is having a direct impact on their
facilities program. How it will affect the Lessors, Contractors and others that are
involved in the building and leasing of post offices remains to be seen. One thing is
certain; it will become more difficult and time consuming with respect to New Construction
Leased (NCL) projects and existing leases will be negotiated aggressively in an effort to
minimize costs to the Postal Service.
We at ParSell Development Corp, believe that
our knowledge and experience in Postal real estate and contract law can benefit both the
Lessor and the Developer, whether you own 1 or 100 post offices. In this new atmosphere, knowledge
is the key! Because we have over 100 years of Postal experience dealing with legal and
real estate issues, we have the ability to answer questions, negotiate leases and solve
many issues in a timely manner. This will save valuable time, effort and money for all
concerned.
As consultants, our goal is to bring to you
the knowledge of what can and cannot be done within the Postal Service. We know how to
maneuver within the system, taking advantage of all that is available to you that
previously was unknown. This will also help the Postal Real Estate Specialist by
eliminating long, convoluted negotiations, enabling him or her to actually resolve more
issues in less time.
We look forward to the opportunity of
assisting you with any issues dealing with Postal real estate that you may have, now or in
the future. Should you have any issues, questions or comments, please contact me at your
convenience through our toll free number,
877-712-5678 or 305-718-8095,
e-mail chuck@ParSell.net.
I look forward to serving you.
Sincerely,
Chuck Baker, President
