As owners of post offices, Lessors have to deal with Postal Facilities personnel at both
the District level and at the Facilities Service Office (FSO). Most of us maintain a good
working relationship with our respective Real Estate Specialist and local Postmaster.
However, there are times when we just do not agree. It could be over maintenance
responsibility, lease rates, lease interpretation, stopped up toilets, renewal options,
etc.
There are hundreds of different issues a Lessor is faced with over the course of a lease.
There are also periodic changes to the Postal Service lease language and to their standard
building plans. Not only are there differences between FSO's, but also many times lease
language and building plans differ in the same office. Each project and lease should be
looked at carefully for changes, especially in the area of building plans and lease
responsibility.
